University of Warwick Innovation Campus

The University of Warwick Innovation Campus, Stratford-upon-Avon, is a 192-hectare site just 14 miles south of the University of Warwick’s campus in Coventry. The site is strategically important, sitting at a pivotal position between the knowledge economies of the South East and the manufacturing heartlands of the Midlands.

Market Ask

The estimated project GDV is circa £250m and the University seeks a long-term Master Developer partner to bring forward the delivery of a world-leading innovation site. The University and successful developer will agree on a capital-raising and finance strategy, and developing parties with existing investor relationships are particularly welcome.

The model for this JV is not prescribed and will be subject to further discussions with potential development (and investing) partners subject to alignment on vision, values, additionality, and credentials.

The University is bringing forward a first-phase development opportunity of 47 hectares of university-owned land that will capitalise on the existing co-location of world-class academic research and industry-leading occupiers, to drive economic growth across the region through new jobs and skills.

In total, the Stratford Campus covers approximately 192 hectares, providing the opportunity for further development land to come forward in additional phases. 

The proposition will involve the refurbishment and retrofit of existing post-war buildings for a sustainable future, and the design-and-build of approximately 300,000 sq ft of new commercial R&D space, to create a leading innovation destination that sits at the heart of a nationally significant emerging innovation corridor.

The Warwick Innovation Corridor is a 25-mile area that will connect the HS2 Interchange Station site at Arden Cross, the University of Warwick Campus in Coventry and the extended Stratford Campus in South Warwickshire – accelerating the knowledge-led economic growth vital to the future of the UK as a science superpower, and contribute to the Government’s Levelling Up agenda.

There are currently over 20 businesses at the campus, including recent arrivals such as the Lotus Advanced Technology Centre, the automotive company Rimac, and its spin-out business P3 Mobility. Corteva Agriscience has based its European Research Station at the Campus for over a decade. There is also a thriving base of SMEs including Lyra Electronics, Stoli Catalysts, Fluxsys, Aztec Solar and EBI Software. The campus is also home to Defra’s UK Vegetable Genebank and other Government Agri-tech R&D facilities. 

Location

The Campus is situated four miles to the south of Junction 15 of the M40 motorway, five miles south of Warwick and five miles east of Stratford-upon-Avon. The nearest mainline train stations are at Stratford-upon-Avon, Warwick Parkway, Warwick and Royal Leamington Spa. Birmingham International Airport is 30 minutes away.

Planning

The Campus development has been masterplanned and a Supplementary Planning Document has recently been adopted by Stratford-on-Avon District Council. An outline planning application is in preparation.
