Lendlease Unveils Mixed-Use Development for Birmingham Smithfield

Lendlease has officially submitted a planning application for a landmark mixed-use building as part of the transformative Birmingham Smithfield regeneration project.

If approved, the striking building, designed by renowned architects Bell Phillips in collaboration with local firm Intervention Architecture, will overlook Manor Square. The plans include 408 high-quality build-to-rent homes, marking the first residential phase of the ambitious Smithfield redevelopment. Additionally, the project will feature a health-focused leisure facility and a curated mix of independent shops, bars, and restaurants designed to enrich the community experience.

The comprehensive regeneration of Smithfield spans 17 hectares and received unanimous approval from Birmingham City Council in June 2024. Upon completion, the development will introduce over 3,000 new homes, dynamic cultural and leisure venues, and new workspaces for businesses. A central component of the plan is the preservation and enhancement of Birmingham’s iconic Bull Ring Markets, which will be relocated to two newly constructed buildings within the site.

Smithfield Birmingham has been envisioned with a strong emphasis on architectural excellence, vibrant landscapes, and inclusive public spaces. The regeneration aims to create up to 9,000 new jobs, significantly boosting the local economy and providing long-term benefits for the West Midlands region. The project honours the city’s heritage by preserving the Bull Ring Markets, a cornerstone of Birmingham’s history for over 800 years.

Selina Mason, Director of Master Planning for Smithfield, expressed her enthusiasm about the project:

“This is an important step for both Lendlease and the Birmingham Smithfield regeneration scheme. These plans kick-start the transformation of this iconic site, bringing much needed new homes and spaces that support health and wellbeing and the local community.”

She added, “We’re proud to be playing a part in preserving Birmingham’s historic Bull Ring Markets, while also creating a vibrant new neighbourhood that will benefit the city for generations to come and look forward to this application being considered by the City Council early next year.”

About the Birmingham Smithfield Regeneration Project

A joint venture between Birmingham City Council and Lendlease, the Smithfield Birmingham project represents a visionary approach to urban development. Beyond its 3,000+ new homes, the project will establish an extensive network of green infrastructure and public spaces, making it a flagship destination in the city centre. During construction, the initiative is expected to create approximately 9,000 jobs, including 1,000 roles aimed at supporting individuals back into work and over 300 apprenticeships.

Designed with input from Birmingham’s diverse communities, the project promises to reflect the city’s rich cultural heritage while delivering spaces for small businesses, start-ups, and cultural attractions.
