What’s driving demand?

Demand for new homes in the West Midlands is being driven by a growing population, strong employment growth and major infrastructure investment.

The region’s central location, expanding transport network and young talent pipeline are attracting businesses and workers, increasing demand for high-quality housing across multiple tenures – including city-centre living, build-to-rent developments and large-scale regeneration schemes.

Major infrastructure projects such as HS2, the Midlands Rail Hub and expanding Metro services are unlocking new development sites and supporting sustainable, transit-connected neighbourhoods.

Supporting affordable and sustainable housing

Delivering affordable and social housing is also a central regional priority.

The West Midlands aims to deliver 20,000 new social homes over the next decade, helping ensure housing growth supports communities across all income levels.

To support this ambition, Homes for the West Midlands LLP was launched in 2024 as a partnership between the West Midlands Combined Authority and leading housing associations. The initiative focuses on unlocking land along key growth corridors while promoting modern methods of construction, energy efficiency and sustainable development.

Funding unlocking new housing sites

Devolved investment funding is playing a major role in accelerating housing delivery across the region.

Since 2018, more than £1 billion of regeneration funding has been deployed to unlock development sites, enabling the delivery of around 9,000 homes, including a significant proportion of affordable housing.

This funding is helping remove barriers to development, bring forward brownfield land and support long-term regeneration across the West Midlands.
