Woodbourne Group

Woodbourne Group is a Birmingham-based developer and lead partner in the £4bn Knowledge Quarter, delivering innovation-led regeneration and deploying patient capital into scalable real estate-backed platforms across high-growth sectors.

Woodbourne Group is a Birmingham-based developer focused on long-term, innovation-led regeneration and a lead partner in the £4bn Birmingham Knowledge Quarter. The masterplan includes life sciences, mixed-use, residential and the creation of a connected innovation district, directly adjoining HS2 and the city’s core economic infrastructure.

In October 2025, Woodbourne announced a £400m joint venture with Hines, one of the world’s largest privately held real estate investors.

Most recently, Woodbourne launched Birmingham BioCity, a £90m, 130,000 sq ft flagship life sciences facility forming the first phase of a £600m CL2-enabled campus. The scheme is positioned as the first CL2 lab in the region and the first Investment Zone life sciences development outside London, providing occupiers with enhanced capital allowances, employer NIC relief and business rates incentives that materially improve operating economics relative to competing UK locations.

Alongside this, Woodbourne Ventures has significant balance sheet capital available and is actively investing in real estate-backed opportunities across private credit, sports, leisure and care, spanning early-stage platforms through to scaled growth and consolidation strategies.

The group adopts a patient capital approach, with the capacity to underwrite and deliver schemes over extended investment horizons.

If you are attending UKREiiF and looking to raise capital, deploy capital, or gain exposure to the UK’s second city, we would be pleased to connect.

We are actively promoting Greater Birmingham as a leading destination for investment, underpinned by a strong pipeline of investable, real estate-backed opportunities.

The region offers scale, connectivity and a deep talent base, alongside a compelling cost advantage for both occupiers and capital. With patient capital and an active investment strategy, we are seeking to deploy across all sectors and support those looking to access the UK’s most dynamic growth market.
